Description: This unimproved rectangular shaped farm is in a rural private setting with over 900 feet of road frontage on Farmers Road and over 2000 feet of frontage on Bethel Lane. Government records show tillable acres at 45.74 with a corn base of 22.90 acres and soybeans at 22.80. Desirable soil types as Treaty Silty Clay Loam, Xenia Silt Loam, and Fincastle Silt Loam are present on this land. This farm lays mostly flat with some gentle slopes. An application of dry fertilizer for the upcoming planting season has been applied. This land will sell in its entirety with no divisions.


Auction Sale Site Location: For convenience, this land Auction will be held and conducted at the Wilmington Elks Club, 2567 Rombach Avenue, Wilmington, Ohio 45177. Watch for auction signs.


Auction Terms/Conditions/Inspections: The successful Purchaser of this farm will pay 10% of its total purchase price as deposit day of auction. The balance of monies will be due on delivery of deed on or about April 5, 2021 at which time full possession will be given. All real estate taxes due will be prorated and paid by the Sellers day of closing.   These lands are taxed under CAUV agricultural use, and any change in land use resulting in a recoupment is not to be the responsibility of the seller.  The owners offer this farm “as is-where is” with no warranties expressed or implied as to conditions. The Purchaser of this farm will waive any post auction inspections as allowed. This farm will sell free and clear of any encumbering land leases providing the successful Purchaser with operating rights for the year. In addition, the Purchaser will be granted spring tillage and planting privileges previous to closing but at their own peril. The Real Estate Broker/ Auctioneers are licensed and bonded by the State of Ohio and any legal claim or controversy associated with this auction will be settled by mandatory arbitration. Any announcements made day of auction will take precedence over previous statements or printed matter.
