Real Estate Description: This mini-farm of 13.19 acres as determined by a new survey offers over 878 feet of road frontage along Brimstone Road. Present agricultural records report this farm to have 11 acres tillable comprised mostly of productive Fincastle silt loam soil. The lay of land is mostly level, and in an area of grain farms.

The principal improvement on this acreage is a 2 story wood frame sided home with asphalt shingle roof, storm windows, covered front porch, rear wood deck and protected rear entry. The main floor room arrangement offers a living room, kitchen with adjoining pantry, dining room, bedroom, full bath with shower, plus laundry area. The second floor shows four nicely sized bedrooms off a central hallway. Attic storage is available and accessed by a stairway from the 2nd floor. Total finished living area is some 1,718 sq. ft. A Carrier propane forced air furnace, recent electric water heater, and circuit breaker panel are found in the partial basement.

The private septic and drainage systems have been recently updated. Public water is currently connected to the premise, yet a cistern and water well are on site. A vintage metal windmill is located directly behind the home above the well. A gravel driveway runs aside the home and leads to a 16’x24’ wood shed with metal roof. A separate driveway leads to the 40’x77’ post and beam constructed barn – complete with hay loft, wood siding, metal roof and concrete floor. Additional sheds are nearby, quite suitable for animal projects or storage.

Auction Terms/Conditions/Inspection: The successful Purchaser will pay 10% of the total purchase price as deposit day of auction- with the balance of monies due on delivery of deed on or about May 13, 2019, at which time full possession will be given.
